Why doesn't Whisper Auctions operate as an auction house where the last bid is publicly visible?The regulation of holding real estate auctions, including the transparency of bids, varies by law from country to country. In most European countries, it is not allowed to openly follow bids. Currently, we are collaborating with a few official institutions to make this a reality.

What is the difference between Private Sales and Auctions?Private Sales don't have an end date. An Auction has a fixed sale date. Sellers can switch from Private Sales to Auctions or vice versa.

Is there a proactive approach as well?Our approach emphasizes proactive outreach, leveraging extensive experience. We utilize a comprehensive database and partner with wealthy individuals, private banks, family offices, relocation agencies, law firms, etc. Potential clients are invited to open houses, private dinner events.

What is the commission for a successful transaction?For private sales, the sales commission is 6% without VAT, paid by the seller. For auctions, the sales commission is 12% without VAT, paid by the buyer. If the property is introduced by a third party, a negotiable referral fee is involved. Success fees are fixed, but can be negotiated regarding payment responsibility. A referral fee, including for the buying agent, is included in the sales commission. Note: VAT regulations vary by country, and in some cases, VAT may not be applicable.

Can I collaborate with Whisper Auctions as a real estate agent, networker even without a real estate license?Yes, we collaborate with real estate agents, financial institutions, and networkers who receive a commission upon successful transactions. A real estate licence is not required for participation.

Does Whisper Auctions have specific collaboration terms for networkers, introducers, or agents?Introducers, networkers, or agents must provide ID and a valid bank account post-transaction. They can't use Whisper Auctions' name on social media or represent it. Confidentiality is crucial, and collaboration refusal is reserved for specific cases. Whisper Auctions' name is copyright protected.

How do I get credit for referring a client or property to Whisper Auctions?Once you introduce your contact or property with full details, it's registered in our system as your referral for tracking and acknowledgment.
